Reef Island Resort Master Plan
Client: Lulu Tourism
Registered for New Construction v2009, LEED Gold Rating
The project consists of 570,000m2 of development on an island in Manama, Bahrain.
The project was won in an international design competition and represents our ability to deal with large scale projects as well as be involved with a consultant team scattered across the world.
The total development comprises a 5 star resort hotel; waterfront apartments; 50 storey luxury tower (One Bahrain) with hotel and penthouse; yacht club; boutique retail; Arabian Gulf villas; spa hotel; lagoon apartments; marine retail, a theatre and exhibition hall; and a boat marina.
We also designed One Bahrain, a 50 storey apartment building within the Reef Island Development. One Bahrain forms a new benchmark for luxury accommodation in the region. Comprising a Marriott serviced apartments component as well as privately owned residences the tower will boast panoramic views of the gulf, coastline and Manama skyline.
Details of Sustainable methods employed:
The project introduced international sustainable design principals to Bahrain, and all buildings are developed in an environmentally managed landscape framework which is unique to Bahrain. It required integration with the Bahrain equivalent of Environmental Regulations, a system which requires high degrees of alignment for project approval. Our client relied heavily on the ability to negotiate with Government and obtain “sellable” outcomes from what were originally perceived as negatives financially.
All buildings have been developed within a landscapes garden setting, unique to Bahrain. Access for yachts up to 110m in length is provided and a number of man-made beaches enhance the relaxed lifestyle.
