A four level street veranda extends the full length of the Collins Street frontage creating a unique work place environment. The building has been designed to achieve a 4.5 star ABGR rating and a 5 Star Green Star rating and offers a ‘premium grade’ rating as defined under the current PCA guidelines.

The building offers large floor plates in the order of 2,000m² NLA totalling 50,000m² NLA. The building offers secure car parking with dedicated lifts and a ground floor amenity that allows pedestrian access through to Flinders Lane.

The building design is one of the few purpose-built strata title accommodation offering flexibility of spaces and full control of all services to the occupants.

Melbourne City Council Planning Department’s support extends to the quality of the architectural design, and the exploitation of the active streetscape at ground level.

The specific scope includes all external building works including curtain wall and facade works and refurbishment of all office spaces and common areas. Interior design works include co-ordination of all FF&E requirements. ESD factors include: passive air-conditioning; extensive use of natural light; mixed mode natural ventilation using hollow care slab; passive design principles to reduce solar gases in summer and maximise solar gases in winter; efficient lighting system using TS luminaries; BAS system motion defectors and cut-off switches to ensure lighting only used when required; insulated glazing thermally broken facade.

The designs display a slender ratio of building volumes while creating efficient, flexible and highly connective floor plates. The indoor office environment boasts optimum comfort levels through best possible thermal and air flow control, excellent day-lighting and connectivity to the outside and inside of the building. Flexible zones are designed which allow the tenants to create a wide range of office environments. The result is an iconic project for 21st century sustainable commercial development.

We designed a new boardroom/conference room with a state of the art communications and presentation system including full wireless AV systems with remote controls to all applications. A secondary less formal meeting room was also incorporated.

A new office for the General Manager was designed together with offices for his support managers.

Designed in accordance with ecological sustainability principles within a commercial context, conversion of the building involved refurbishing an existing three storey office building and integrating construction of a new four storey concrete structure. This has been translated into a successful outcome through judicious and clever use of atria, light wells and cross ventilation systems.

Sociologically it represents the strongest of convictions to providing real Triple Bottom Line solutions in proving that commerciality and sustainability are not mutually exclusive.
