The project forms a central part of the rebuilding of Marysville after the devastating 2009 fires which destroyed most of the town. New bushfire regulations to standard BAL 29 and leading environmental standards will be incorporated in the building.

The building is positioned and orientated to optimise, connectivity to the street and school, views of the oval and lake as well as the practicalities of site level development.
As a community facility the building will demonstrate best practice in environmental design featuring passive design principles, a high performance envelope, healthy internal finishes and an innovative geo-exchange system for heating and cooling.

A generous donation by Bluescope Steel of steel structure and cladding is being incorporated into the design.

The existing and splendid dual grass track racecourse is enhanced and extended to accommodate increased race meetings, together with a new grandstand, training facilities and infrastructure which reflect traditional Bahraini architecture in a modernist setting.

The Bahrain Tower is the first building in Bahrain to incorporate sustainable development principles from inception: PV cells; grey and black water recycling; high performance thermal curtain wall; low emissivity materials; tempered air systems at cooler times of the year and intelligent building systems.

Hotel, restaurant, ships chandlery and boat facilities complete this – the largest waterfront development in Victoria. Environmental issues, particularly in relation to water treatment, underpin the design response.

Developed as an oasis within the desert some environmentally sustainable initiatives being developed include in-ground bore holes – to take advantage of the stable sub-terrainian temperature sink, mixed mode mechanical systems with heat recovery, water recycling, managed commissioning strategies, passive and active cooling through thermal mass, shading through balconies, loggias and trellis planting to the rooms, optimization of daylight for illumination and use of local and low “e” materials.

The club consists of a restaurant and bar. The restaurant, with its state-of-the-art kitchen, provides café a-la-carte dining for up to 220 persons on a regular basis; or special functions catering up to 400 persons.

A sophisticated interior has been created to reflect the latest in contemporary design and appointment. It optimises eastern vantages of the floor, where natural light and views of William Street and Supreme Court are pre-eminent.
