380 Lonsdale Street

Spowers were engaged during 2013 to develop a scheme for the site at 380 Lonsdale Street, which was used to obtain a Planning Permit.
Our client was looking to build a 47 storey multi-use development with retail frontage and direct pedestrian access to an extension of Timothy Lane. The site currently supports a commercial car park but offers little to the urban context.
Spowers’ design intent was to design an original development which would provide a significant contribution in continuing the transformation of this quarter of the CBD to an active urban village. Part of this contribution is to “unlock” the potential of Timothy Lane – a critical component of the project.
Previously a dead end laneway, the scheme allows for extension and activation of the laneway, through to Lonsdale Street. The street edge environment is then flanked by retail and boutique office spaces, allowing circulation and meeting spaces to rise above and spill out onto balconies overlooking Timothy Lane and Lonsdale Street.
The 40m high podium is topped by a residential tower rising 37 storeys. This elevation offers substantial views for all apartments with a priority on natural light access to the bedrooms and living spaces – many enjoying the additional feature of protected balconies. A restaurant and club level with public access is envisaged on top of the car park podium, welcoming the generous outdoor aspect and an elevated private residential club is also integrated midway up the tower.
The proposed scheme was successful in obtaining a Planning Permit, however the site was sold shortly thereafter.
